OUR FIRST MAJOR LAND ALLOCATION
“Our First Major Land Allocation: Lessons the Industry Still Hasn’t Learned”
Why pre-launch land sales often go wrong — and how Property Max has done it differently for 10 years:
In the world of Nigerian real estate, there’s a painful but common story that plays out far too often: land developers selling plots during a pre-launch phase — with flashy flyers, sweet promises, and aggressive sales tactics — only to run into serious issues after the money has been collected.
What most investors don’t see is that behind many of these early land sales, the developers don’t even fully own or control the land. In many cases:
• Documentation is incomplete
• Family disputes are unresolved
• The land is under government acquisition
• Survey plans haven’t been drawn or registered
• Title is uncertain — or nonexistent
But the marketing team is already on Instagram promising instant returns and prime location plots.
And when problems arise? They start dodging calls. Shifts in location. Endless excuses. Some go silent altogether.
To be honest, sometimes I wish I could mention names. Because what they’ve done has damaged trust across the entire industry. Buyers now fear every new offer, and rightfully so. These actions have discouraged many Nigerians in the diaspora from investing in their homeland. It’s not because they don’t want to — it’s because they’ve heard too many stories of people who paid for land and never saw it.
At Property Max Results Ltd, we decided from day one that we would never sell what we haven’t secured.
Our first major land allocation wasn’t perfect — there were learning curves, logistical hurdles, and moments where we had to delay allocation by a few days just to get things right — but what we never did was lie, manipulate, or disappear. Every buyer received a genuine, verifiable plot with clear documentation and on-site physical allocation.
And we’ve kept that standard ever since. For 10 years, we’ve allocated land instantly after payment:
• No chasing agents.
• No missing documents.
• No location swaps.
• No police cases.
Because we don’t collect money on hope. We only sell what we own, what we’ve documented, and what we can stand by legally and ethically.
Yes, our growth may not have been as fast as some companies. But we’ve built something more important “a reputation”. A legacy of accountability that has served hundreds of clients both in Nigeria and abroad.
So, if you’re reading this and considering land investment — ask the hard questions. Who owns the land? What title does it carry? Is the location verified? Can I visit the site?
And if the answers are shaky — walk away.
At PMR, we’ve learned from our first allocation, and we’ve never compromised since. That’s why we’re still here. And that’s why our clients still trust us.
