Around 2012, Moniya in Ibadan was considered an extremely rural part of Ibadan. In fact, people run away from Moniya, as they consider it a village. Fast forward to 2021, after the completion of the Moniya Train Station, whose construction began in 2017, it experienced a massive infrastructural boom.
Let me tell you about Baba Segun, a retired school principal I met a few years ago in Ibadan.
Back in 2012, Baba Segun took a small part of his savings and bought two plots of land deep inside Moniya. Back then, there was absolutely nothing there. His friends mocked him, asking if he wanted to start a colony of grasshoppers or become a king in the forest. Even his wife was skeptical, wondering why their hard-earned money was being buried in red mud where Okada riders wouldn’t even venture.

Last month, a developer bought just one of Baba Segun’s plots for more than ten times what he originally paid for both. He used part of that money to fix up his family home and put the rest right back into another patch of bush even further out, awaiting another bountiful harvest
Land banking is the practice of buying land in an area that is expected to develop in the future and holding onto it until its value increases.
You’re not buying because the area is already busy. You’re buying because you believe it won’t stay that way for long. You don’t have to deal with tenants who refuse to pay rent or fix broken plumbing. You buy ahead of the crowd, secure your paperwork, and let time do the heavy lifting for you.
As roads are constructed, businesses move in, schools are built, and government projects begin, the demand for land rises. When that happens, the value of your property often rises with it.
In simple terms, land banking is buying early and waiting patiently.
However, some people believe land banking is for rich people alone.
Is it really for rich people?

Today, areas like Epe and the deeper parts of Ibeju-Lekki in Lagos, the fringes of Ibadan, and satellite towns around Abuja are where this quiet magic is happening.
Most importantly, you have to make sure your papers are clean, so you don’t end up dealing with local land disputes or government acquisitions down the line. But once that foundation is solid, you can literally go to sleep
